Carpet Area (RERA Standard)
The usable floor area within the walls of your flat. This is what you actually live in. RERA mandates pricing based on carpet area.
Carpet area + wall thickness + balcony area. Typically 10-15% more than carpet area.
Formula: Built-up = Carpet Area × 1.10 to 1.15
Super Built-up Area (what builders quote)
Built-up area + proportionate share of common areas (lobby, staircase, lift area, clubhouse, etc). This is the area builders traditionally use for pricing.
Loading Factor: 25-40% more than carpet area
Caution: Always ask for carpet area and calculate real price/sqft
⚠️ Watch Out — Builder Tricks
Quoting price on super built-up makes it look cheaper per sqft
Some builders use 40-50% loading — your 1500 sqft flat may only be 900 sqft carpet
Always ask: "What is the carpet area as per RERA?"
Compare properties on carpet area price, not super built-up
RERA registration shows carpet area — verify on state RERA portal
Terrace/garden area is NOT carpet area even if exclusive to you

What is Ready Reckoner Rate?

If sale price < RR rate, buyer pays stamp duty on RR rate
